climb, unfortunately that piece of land they are buying has a burning house on it. (That is, we aren't talking about unimproved potential here, we are talking about something that's already built and in financial difficulty among other problems.) They may know exactly what they want to do with it, but first they have to put out the fire and then see what they have left to work with.
